
Tucker, Georgia – February 28, 2017 – Developer Ben F. Kushner Co. (BFK Co./ www.bfkco.com) looks ahead to Locust Grove growth. BFK Co. has several area projects underway situated on I-75 and Bill Gardner Parkway a retail corridor.
Developers are targeting the Henry County I-75 corridor with several new projects in 2017. Locust Grove and Bill Gardner Parkway is situated to take advantage of new Henry County growth (Exit 212). On Bill Gardner Parkway just off 1-75, Developer Ben F. Kushner Company offers opportunities for developers and retailers with several projects; Market Place at Locust Grove Tract 3 includes 80,000 SF of retail space and over ± 3 Acres of outparcel space and Market Place at Locust Grove Phase 2 offers over 12,500 SF of prime retail space. In addition to Market Place at Locust Grove, construction a new medical center is set to begin early 2017. The center, located on Bill Gardner Parkway, will total 40,000 SF of office space brining hundreds of new jobs.
These projects follow the opportunity won in 2014 when Home Depot opened a Locust Grove Direct Fulfillment Center. The center employs approximately 125 associates, eventually employing approximately 300 associates.
To facilitate growth Locust Grove approved Bill Gardner Parkway improvements, which include a $17 million state-funded project adding lanes to Bill Gardner Parkway and a $5.5 Million dollar project creating a new I-75 interchange between Exit 212 (Bill Gardner Parkway) and Exit 216.
Approximately 11 miles north of Locust Grove and Bill Gardner Parkway is another hub of growth. A $300 million retail and residential development complex, Jodeco Atlanta South, will be situated on 160 acres off I-75 and Jodeco Road (Exit 222). It will have more than 500,000 square feet of local, regional and national retailers including an organic grocer. In addition to Jodeco, construction on a $45 million senior living community will begin in 2017.
Henry Country Growth Projection
Henry County including Locust Grove has a strong demographic to support new growth. “The Atlanta Regional Commission forecasts that Henry County will have the highest percent change in population in the region between 2000 and 2040 estimating that it will add 239,000 residents and 64,000 new jobs.” Median and average household incomes are projected to increase by nearly 12% within the next 5 years. Henry County, an emerging market for developers, is positioned to absorb much of Metro Atlanta’s new household growth over the coming decades.
The Henry County is situated on 1-75, the main corridor to Florida. In preparation for the forecasted growth and to elevate traffic congestion, a $221 million I-75 South Metro Express Lanes project is under construction. The project consists of 12 miles of two new barrier-separated, reversible lanes within the I-75 median. The lanes are set to open in Winter 2017.
